Somerset Council is pleased to share its In-house Landlord Annual Report for 2024/25, showcasing the achievements of the in-house landlord housing team, together with tenants and leaseholders, over the year.

Highlights from the 2024/25 year include:

  • Collection and spend of almost £33m, undertaking 19,000 repairs of which 4,365 were emergencies with a 95% response rate within 24 hours
  • 100% compliance in most home safety measures
  • Significant investment in improving housing stock, particularly through new windows, kitchens, roofs and bathrooms
  • Development of new housing and improved energy efficiency in many hundreds of homes
  • Undertaking voids works (properties that are empty or unoccupied) and letting of approximately 270 homes
  • Collection of 99.8% of the rent
  • Support of 200 cases of anti-social behaviour
  • Learnings from complaints and customer feedback; implementation of positive changes in grounds maintenance, communal cleaning and complaints handling

Overall, the services provided achieved 76% tenant satisfaction, with 8 of 12 Tenant Satisfaction Measures (TSM) achieving above national average satisfaction rates.

This report is testament to the hard work and commitment of everyone involved in delivering what matters most to our valued tenants. Three key themes come to the fore through the work that has been achieved together over the last 12 months: progress, positive change and people – and I feel this report is a celebration of all of these.

There is always more to do to improve and we will continue to strive to deliver the best services we possibly can.
